The Village at Beverly
The Village at Beverly development is an affordable housing community located at the site of the former Beverly Drive-In Theater on Edwards Street and Old Airport Road in Hattiesburg, Mississippi with visibility from US Highway 49, a major north-south thoroughfare. In 2016, the first phase of the Village at Beverly, which included 52 one, two- and three- bedroom apartments designated for families at 60 % area median income and below was placed in service. For the second phase, Beverly II, GCHP constructed new duplexes and quadplexes on a 5.2-acre site adjacent to the first phase. Completed in 2022, this 40-unit phase included two- and three-bedroom units designated for families at 60 % area median income and below. The third and final residential phase of the Village at the Beverly development, Beverly III, is currently in the pre-development stage. Beverly III will include 30 additional one, two- and three- bedroom apartments designated for families at 60 % area median income and below. The Village at the Beverly will also provide a community clubhouse, business center, fitness center, walking/jogging path, playground, sportscourt, and gazebo as amenities for residents.

North Park Estates
In 2020, GCHP broke ground on the redevelopment of North Park Estates, an affordable housing community that was originally constructed in 1959 by the Mississippi Regional Housing Authority No. VIII (MRHA VIII) under the name L.C. Jones Public Housing.
At the time of construction, the public housing development had 166 total units on 37 acres. In 2008, South Mississippi Housing Development Authority assumed ownership of North Park Estates from MRHA VIII and over time due to the age of the property many of the existing units became uninhabitable.
Phase I of the $14 million redevelopment included the demolition of 92 existing units (31 habitable and 61 uninhabitable), an office and maintenance room. Construction of 80 one, two- and three- bedroom apartments designated for families at 60 % area median income and below was completed in 2022. The new apartments feature individual patios, washers and dryers. Residents will also enjoy new community amenities including a walking trail, playground, business/computer center and off-street parking. Phase II of this project is currently in pre-development and will include 40 additional one, two-, three-, and four-bedroom apartments designated for families at 60 % area median income and below.

Impact Story
H3C
In 2023, Gulf Coast Housing Partnership, in partnership with Alembic Community Development, completed construction of a new affordable housing and healthcare development in New Orleans, Louisiana called H3C. The project's name is from the neighborhood’s decade-long belief in the “3 c’s”: culture, commerce, and community, plus healthcare. The addition of quality, affordable healthcare to Central City represents a significant milestone for GCHP. The project features 192 one-, two- and three-bedroom rental units, nearly half of which will be reserved for seniors 55 years of age or older.
H3C is part of GCHP’s Health + Housing initiative, which aims to bring quality, affordable housing, and much needed access to culturally competent healthcare services to neighborhoods with existing infrastructure, investment, and walkability, supported by investments from healthcare payers such as Medicaid Managed Care Organizations. H3C is the first building in Louisiana certified by Fitwel, a rating system created by the U.S. Center for Disease Control and Prevention to guide building design and construction to improve the health of building occupants. In addition to housing, the site features 12,600 square feet of commercial space, including a Federally Qualified Health Center operated by DePaul Community Health Center as well as a community center operated by Belle Reve New Orleans, a nonprofit with a focus on providing services to senior LGBTQ+ populations.

Progress Park
In 2020, GCHP completed the redevelopment of Progress Park, a 48-unit historical affordable housing community located in Baton Rouge, Louisiana. Progress Park is dedicated to seniors aged 55 or older and is comprised of 24 duplex style structures, lining either side of the Mary J. Lands Park. Progress Park is in the Mid-City Neighborhood of Baton Rouge where GCHP has already made a substantial commitment, this was GCHP’s seventh completed development project in this community.

McKee City Living
In 2022, GCHP completed construction on McKee City Living, the organization’s first development in Texas. McKee City Living is a 120-unit multifamily development located in the heart of downtown Houston, one of the fastest growing residential neighborhoods in the region. There are very few affordable housing options in the Downtown Core, and McKee City Living represents a unique opportunity to provide an affordable-workforce housing option near employment opportunities.
McKee City Living has one-, two-, and three-bedroom units, a fitness center, community activity space, courtyard, pool, and playground.

The Elysian Apartments
The Elysian is a four-story 111,500 square foot multi-family development located in Baton Rouge, Louisiana and was completed in 2013. The property offers high quality, affordable, and environmentally friendly mixed-income rental housing. Residents have access to porches, balconies, a community room and fitness center, playground area, outdoor gathering space, and an outdoor kitchen. The Elysian is part of a larger development including Elysian II and Elysian III. Collectively, the three developments hold 242 mix-income one-, two-, and three-bedroom units.
